Accessibility Information

The Dell House is a former rectory built around 1820. In view of the historic aspect of the property it is not possible to provide fully accessible accommodation. However, we welcome all guests and to aim to cater for the needs of all as far as possible. The house provides a mixture of B&B and Self Catering accommodation and is very suitable for larger mixed-ability groups.

The proprietors are Kevin and Elizabeth Rolph. We are in our early 60's, able-bodied, willing and able to assist with luggage etc. Elizabeth has a partial sight disability.

Travelling and Arrival

Directions are provided on this website and the location is clear on Google maps. (Note: Views from Google Street View were irretrievably disabled by the previous owner.)

The nearest railway station (Great Malvern) is about 3 miles away. Taxi services are readily available there.

There is no bus service between Malvern and Malvern Wells.

The pavement on Green Lane is paved, however, there is a significant incline down from the Wells Road to the Dell House entrance.

There is ample off-street parking for one space per B&B room. The parking area, and the route from gateway to doors, are gravel. A car can be temporarily parked very close to the main front door, and may be permanently parked near the door to the Butler's apartment.

The gateway is at an angle to Green Lane and should be approached from the Wells Road direction. The stone pillars are 9ft apart. Occasionally, cars parked on Green Lane may make access with larger vehicles tricky.

Access to B&B

The B&B rooms are in the original Regency house. All the bedrooms are on the first floor however there is one ground floor bedroom, normally self-catering, which can be booked for B&B if needed. See below.

Front door steps

Arrival

We welcome guests personally on arrival and are pleased to assist with luggage.

There are two steps to the front door, with a grab handle/rail to the right. The front door is wide, solid wooden door opening onto a tiled-floor atrium. There is level access through a wide, but heavy, sliding door to the main hall. This can be left open if opening it will cause any difficulty for guests.

We have a wheelchair ramp that can be used at the entrance though do note that none of the sleeping accommodation is suitable for anyone who needs a wheelchair all the time.

Public Areas – Hall, Stairs and Landing

The hallway is a spacious level access area, carpeted. Guests may either be shown straight to their room or rest with refreshments in the lounge.

Front door stepsThe stairs are carpeted and consist of two flights of 16 and 7 steps. The staircase is 1m wide and the steps are 17 cm high and 27 cm deep. There is a rail on the right-hand side when going up.

The landing light turns on automatically when you approach and there is a 'nightlight' that comes on at night on the half-landing between the two flights. This area is also the internal link to the Nursery self-catering apartment.

Dining Room and Lounges

There is level access from the hall through 90cm wide doors to the dining room, main lounge (both wood floors) and games / function room (carpeted). Breakfast is served on large tables with chairs without arms. A variety of other seating and tables is available in both lounges.

B&B Bedrooms in general

All the bedrooms are en-suite. Lighting is from the ceiling and bedside. The bedrooms are carpeted and the en-suites have vinyl flooring. The height of beds from the top of the mattress is 55cm. All include: adjustable radiators, TVs with remote control, an alarm clock and non-feather bedding. Tea making facilities are provided in all rooms, at table height.

Of necessity, for fire regulations, each bedroom door is fitted with a strong automatic closer, though wedges can be available to ease arrival and departure with cases etc. and Elizabeth and Kevin are available to assist at all times.

The Red Bedroom (Double)

This is a spacious room with a 5’ double bed and optional folding bed. The door is 87cm wide. The en-suite is off the entrance area with a door 70cm wide. The ensuite consists of a toilet (40 cm high), basin (80cm high) and bath (height of side 51cm) with handles on both sides. It has a shower over the bath. A separate private shower could be made available. There are two chairs with arms in the bedroom.

The Blue Bedroom (Double)

This is a smaller room with a 4’6” double bed. The door is 78cm wide. The en-suite has a door 76cm wide which is close to the bed. It consists of a toilet (40 cm high), basin (80cm high) and shower (step 18cm high). The carpet is blue and the walls are light is a good colour difference between the floors and walls. There are two chairs with arms in the bedroom.

The Green Bedroom (Twin)

This has two 3’ single beds. The en-suite is at the far end of the room and has a door 74cm wide. It consists of a toilet (40 cm high) and shower (step 12cm high). There is a separate basin (80cm high) in the bedroom.

The Yellow Bedroom (Single)

This has a 3’ single bed. The en-suite is accessed from behind the entrance door and has a door 74cm wide. It consists of a toilet (40 cm high) and shower (step 18cm high). There is a separate basin (80cm high) in the bedroom.

The Butler’s Apartment (Double)

This is normally let for self catering, but can be booked for B&B if a ground floor or animal-assisted B&B room is required. It consists of a bedroom with 5ft double bed which may be split into two 2'6" beds, a lounge with 4’ sofa bed, a kitchen and bathroom. The bathroom consists of a WC, sink and shower (step 15cm high). There is a corridor of 5m length between the bedroom and the bathroom. The entire unit is on the level, internally.

Front door stepsThere is a direct link to the main house through an internal door which is 1m wide. The link corridor is 1.1m wide and has three steps 13cm high with handrails on both sides. Breakfast could be brought to the apartment.

There is also access to the unit from the car park through the kitchen. There are two stone steps down from the car park, 12cm high and 45cm deep.

Access to Self Catering Apartments

Apartments in General

All the units are short pile carpet apart from the kitchen and bathrooms which are vinyl. The bedding is non-feather. Each unit has a TV in the lounge with remote control. All bedrooms have a wardrobe and chests of drawers, all except the Nursery twin room have bedside cabinets. Internal doors are 85cm wide except where noted.

Most internal doors are fitted with automatic door closers, according to fire regulations.

There are external lights at each entrance with sensors. The units are internally well lit with a combination of ceiling and table / bedside lamps. There are emergency lights provided as part of the fire alarm system.

The Butler's Apartment (1 bedroom, ground floor)

This is a one-bedroom ground floor unit accessed from the car park. A car may be parked immediately outside the door. There are two stone steps down from the car park, 12cm high and 45cm deep. The entrance is directly into the kitchen, which has a table and chairs, fridge, cooker and cupboards at low and high level.

The unit consists of a bedroom with 5' double bed which can be split into two 2'6" singles, a lounge, a kitchen / diner and bathroom. The bathroom has a toilet, sink and shower (step 15cm high). The door width is 95cm and opens outwards. There is a 4’ sofa bed in the lounge which could be used for a carer if required.

There is an internal door to the main house from the corridor which acts as a fire exit and provide access to the main dining room and lounges of the B&B accommodation. 1.1m wide and has three steps 13cm high with rails on either side.

The Nursery Apartment (3 bedrooms, first floor)

This is a first floor 3 bedroom unit. The front door opens onto a ground floor entrance porch with coat hooks. Stairs go up to a landing leading to three bedrooms, bathroom and separate WC, kitchen and lounge diner. The stairs are straight, 80cm wide, 18cm high, 25cm deep with 15 steps and handrails on both sides. The bathroom consists of a toilet, sink and bath with shower over. The additional WC has an outward-opening door

The kitchen is down a single 21cm high step from the landing. It includes a fridge, cooker, freezer and cupboards at low and high level. There is a washer-dryer machine in the landing by the bathroom. There is a door to the main house from the landing, which acts as a fire exit.

There are three bedrooms: One with a 4’6” bed (which occupies most of the width of the room) and an additional basin; one with a 5’ bed and a 3’ single bed, and one with two 3’ single beds.

One car may be parked immediately outside the entrance.

The Coach House (2 storey cottage)

This is a separate two storey unit accessed from a cobbled courtyard. There is a small step at the front door which opens into the kitchen. The kitchen includes a fridge, freezer, cooker and dishwasher under the counter worktop. The downstairs is open plan with a spacious lounge / diner. The stairs lead directly from the lounge, turning 90 degrees at the bottom.

Upstairs there are two bedrooms and a bathroom. The bathroom has a toilet, shower (step 15cm high) and basin. Both bedrooms have double beds, one also has a single bed.

It is possible to get a car near to the entrance for unloading etc. but it may be impractical to park there permanently as this access tends to be blocked by those parking for the Butler's unit.

The Garden

Guests are encouraged to enjoy the two acres of garden and seats are provided in various locations. There is a level access to paved terrace from the gravel car park and stepped access from the dining room. A level paved path extends across to the patio by the 1930's Pavilion and around to the lawn area at the back of the house. The entrance to the Pavilion itself is two steps up. Paths in the wider garden are mostly wood chippings, some of which are significantly sloped.

Additional Information

Assistance animals are welcome although our preference would be to accommodate B&B guests with them in the Butlers apartment.

Mobile phone reception is variable; better with O2-based services (GiffGaff, Tesco, etc.). Internet access via Wi-Fi is good.

The nearest General Hospital with an A&E unit is at Worcester and the nearest Doctor’s surgery is 3 miles away. Further information is in the welcome folder provided in each bedroom.
